What Black Mold Actually Means

Nobody calls about mold feeling calm. They have looked it up, and what they found online was frightening. Here is a plainer way to think about it. There are many kinds of mold, and several of them are dark in color. Telling one from another by looking at it is not possible, for us or for anyone else. What we can tell you is that dark growth in a Detroit basement almost always means the same thing it has always meant, which is that water has been sitting somewhere for a long time.

That still needs handling properly, and it is handled the same way as any other growth, through Mold Remediation. Containment, filtration, removal, and drying. The scope is usually larger, because the water has usually been there longer.

Black Mold Remediation Services

The method is the same as any mold job. What changes is the scale. The area is sealed before anything is disturbed, with plastic sheeting floor to ceiling and a HEPA air scrubber running throughout the work. Colonized porous material comes out and is bagged inside the containment. Hard surfaces are cleaned and treated. Then the structure is dried, because the moisture that grew it is still in the framing.

Where black mold jobs differ is how far the removal usually has to go. Heavy growth means water has been present for a long time, which means it has traveled, which means more material is affected than the visible patch suggests. We open the wall and find out how far it actually goes before we tell you what is coming out.

Our Process

Our Black Mold Remediation Process

Step 1. Find out how far it goes

A small inspection cut tells us what is inside the wall. The visible patch is almost never the whole story, and the scope should be known before anything is promised.

Step 2. Seal the area

Plastic sheeting goes up floor to ceiling before anything is disturbed. Cutting into growth without containment is what spreads it through a house.

Step 3. Remove and bag inside containment

Colonized drywall, insulation, and pad come out and are bagged before leaving the sealed area.

Step 4. Dry the structure

The water that fed it is still in the framing. Drying takes 3 to 7 days depending on how much water there was and what materials were affected.

Black Mold Remediation FAQ

Here are answers to common questions about our restoration services.

My Charlotte LLC water damage restoration Detroit,MI

Is black mold more dangerous than other mold?

Any significant mold growth in a home should be removed, and people with asthma, allergies, or weakened immune systems are more affected by all of it. Colour is not a reliable guide to what a growth is. What matters is that it is there and that water is feeding it.

Can you tell what kind of mold it is by looking at it?

No. Nobody can. Identifying a species requires laboratory testing, and it does not change the remediation, which is the same regardless. If you want testing, that is a separate service from a lab, and we will say so rather than guess.

Why is black mold common in Detroit basements?

Long term water. Detroit basements flood repeatedly, and a flood that gets pumped out but never properly dried leaves moisture in the framing for months. Heavy growth means the water has been there a long time.

How much of my wall has to come out?

More than the visible patch, usually. Growth spreads inside the wall cavity where it cannot be seen. We make an inspection cut and find out how far it actually goes before telling you what is coming out.

How long does black mold remediation take?

Removal depends on the size of the affected area. The drying that follows takes 3 to 7 days depending on how much water there was and what materials were affected.

Should I move out of my house during remediation?

That depends on the size of the area and who is in the home. Proper containment keeps the work sealed off from the rest of the house. If someone in the home has asthma or a weakened immune system, that is worth discussing with their doctor rather than with us.
